VA loans are issued by approved lenders and guaranteed by the VA, meaning the lender has added protection if the borrower can’t repay the loan. This guarantee gives lenders more confidence, which often results in better terms for the buyer—including lower interest rates and no down payment required in most cases.

✔ Typically closes fast—often within 30 days✔ No out-of-pocket expenses (costs can be rolled into the loan) ✔ No cash back allowed; this is strictly for lowering your rate

To qualify, you must:


  • Be current on your mortgage with no more than one 30-day late payment in the past year

  • Use the property as your primary residence (or previously did)

  • Be refinancing from a VA loan to another VA loan

  • Have a lower monthly payment than your current loan (unless going from an ARM to a fixed rate)


💵 VA Cash-Out Refinance


Need to access the equity in your home? The VA Cash-Out Refinance lets you refinance your current VA or non-VA loan and take cash out for things like debt consolidation, home improvements, or other expenses.

In some cases, you may be able to borrow up to 100% of your home’s value, depending on lender guidelines. This option gives you the benefit of:


  • A potentially lower rate than traditional cash-out loans

  • Flexible use of the funds

  • A new mortgage that replaces your old one (not a second loan)


To qualify, the home must be your primary residence, and you’ll need enough equity to support the new loan amount.
